What's included
HEPA vacuuming of every surface (including inside cabinets and drawers), wet-wiping of every hard surface twice, sticker and paint-spot removal from windows and floors, HVAC vent covers, and full floor-wax removal on new tile.
What's usually a second pass
The first clean pulls 90% of dust. As HVAC runs over the next week, more settles. Most builders schedule a second visit 5–7 days later at 40% of the first-clean price.
Timing
Book the first clean the day after final punch-list is done. Book the second clean the day before move-in or open house.
